For larger, more complex projects where you want one professional managing everything from design through to practical completion. This is full Contract Administration — I'm on-site regularly, certifying builder payments, and handling defects. When you need this: • Conservation area extensions or heritage properties • Full house renovations or new builds • Basement conversions • Any project where you want professional oversight during construction What's included (in addition to The Full Service Package): ✅ Regular site visits during construction ✅ Issuing instructions and variations to builder ✅ Certifying stage payments (so you don't overpay) ✅ Snagging and defects management at practical completion ✅ Final sign-off with Building Control What's NOT included: ❌ Structural engineer ❌ Council fees ❌ Specialist reports (party wall, ecology, heritage, etc — quoted separately) 2026 Pricing: • Complex single project (conservation, heritage, basement): From £12,000 fixed • Full renovation or new build: 10% of construction cost (minimum £12,000) Example: £150k build = £15k professional fee Note: A detailed fee proposal will be provided after an initial consultation.
