Suitable for: conservation area extensions, heritage properties, full house renovations, basement conversions, and bespoke new builds. What's included: Full planning and Building Regulations service, Principal Designer / CDM role, Schedule of Works, Contract Administration during construction (regular site visits, issuing instructions, certifying builder payments), and defects management at practical completion. 2026 Pricing: • Complex single project (conservation area, heritage, basement): From £12,000 • Full house renovation or new build: 8–12% of construction cost (minimum £12,000) Note: Structural engineering, council fees, and specialist reports are not included. A detailed fee proposal will be provided after an initial consultation.
